  • property managment accounts

    growth has been good this year and I would like to go after some big accounts controled by property managment firms. Will direct mail get to the right people, or will a secritary get rid of it. If direct mail will work what title will get it to the right person. If direct mail is not the right way what is.

    I mow for a PMC that does mostly rental homes and duplexes. If this is the type of company your are chasing. TURN AND RUN they are all in my situation low dollar bid types. they will call and complain but don't want to spend the dollars for better quality. They don't pay until they get paid be their clients, or only send partials. This is a large company that I do some of this work for and I will not be doing anything for them next season. If the company does commercial properties you might be okay.

      i was looking at properties like strip malls, and other comercial accounts.

        Just make sure they give you a specifications list so everybody is on the same level. Some of those accounts may have time restraints, days, ect that must be met in order to satisfy the contract. For example a local grocery store in our area requires the islands in the parking lot to be mowed between like 4 and 6 am. to avoid getting debris on customer cars. I know how much I would like to be mowing at 0400

          Hi clclawn,

          Many times we will see posts that say to land such commercial accounts one of the best ways is to find out where their management offices are and go there to pay a visit.

            Key ... is finding the person who makes the decisions ... If you get shot down at the info desk, come back at closing and ask an employee leaving the building ... then you have a "name" to call. Next ... try the famous Nilsson Property Audit ... it worked for me ...

                At the height of my business we had 103 commercial accounts, mostly condos but several malls, warehouses, even an airport, etc. Some of the properties were enormous where we had crews there full time. One alone was worth $48,000 a month.
                Yes if you're looking for this work you have to get hooked up with property management companies. Yes we direct mailed all of them, quarterly. We also direct mailed the individual condominiums, malls, etc. My salesmen called personally on the properties.
                Now here's a few downsides. These commercial properties are budget run and you have to hit their numbers or they just won't take you no matter what. There is a little wiggle room, but not much. Another thing, some places are always looking for someone cheaper. But with that said we had plenty of properties for over 10 years.
                On the upside it's very rapid big dollar growth. If your heart can stand the loss of a $25,000 per month account because it will definitely happen, then go for it.
