How do i get commercial accounts

I have right now about 25 residential accounts that i maintain every season. I would like to expand by business into the commercial feild and pick up some commercial accounts. I am having trouble on how to get some commercial accounts under my belt. How do i bid on there propertys and how do i send out advertising to them. It sounds like a stupid question, but i am having troubles with it.

I am also new to approaching commerical accounts. I have found my best advertising to drive around and simply ask to talk to the manager/owner. Even if they say they have someone for this year, get their card and contact them for next year. Make sure to inform them of all your services as well, maybe their LC doesnt offer that services. I picked up so far 5 commerical accounts by just walking into the door. I have bids out for a few more. Good luck....
