  • Bidding Apartment Complexes and Duplexes

    I live in north west Florida. Can any one tell me what hourly rate you use to bid apartments and duplexes? $50.00, $60.00, $70.00, $80.00?

    Gmcarn, you should use the rate that you would use on any other commercial site. Are you speaking of per man hour or per crew?

      Do you know what your current costs are per hour? Shouldn't your profit be the same on every job?

        If your profits are MORE on some jobs, that's a good thing. Just make sure each job has a profit.

          My crew consist of myself and one other person, whom I pay $10.00 per hour. I don't have a lot of commercial accounts at this time, just started the business this summer. The ones I do have are all around $50.00 to $75.00 per hour, before expenses. I was wondering if this is similar to what others are charging?

            Have receintly bid up $175.00 for less than two hours work and gotten the bid. Seemed a little high, but they went for this pricing three times last month. Was this just luck, or normal commercial pricing?

              2 men, 2 hours.....4 man hours for $175. No, you weren't lucky, keep bidding it at those prices, or more if you can. Just feel out the area you are in.

                It Sounds Like you Hit the Magic Number!

                Now Keep Track of Number of Bids you Give & The Number of Bids You Actually Get? Make Sure You Always Save All Bidding Info, Even on the Bids You Didn't Get? It Might Just Come in Handy Later on Down the Road?

                I Would Bump up the Hourly Rate $5 or $10 Anyway (Testing the Waters) & See if you Still Get the Same Results! Now on the Other Hand I Might Stay the Same or $5 More Until the Beginning of Next Growing Season. Then Push it a Little.

                Remember: When You Start Doing More of the Commercial Properties, Word Does Get Out & More Will Ask You to Bid on them? Ca Ching $$$$$

                  Thanks for the info. Have five bids out that I'm waiting on . These are in the $150.00 to $175.00 per hour range. $300.00 to $350.00 per month. Will let you know how it goes on these small apt./town house complexs. These are easy in and outs to me. Low rent properties and no one complains about the maintanance.
