    ok guys time to eat some crow and ask for some advice


    commercial property that has a spec sheet

    -parking lot, building, grass islands and hedge rows.

    lawn is 1.5 man hours to mow simple part.

    hard part:

    in the spec sheet
    1500' of hedges to tip prune 3 times a year to keep at 5' high 3 ft wide
    24 palm trees 15' tall remove dead fonds twice each year

    new flower bed construction remove sod,
    plants to be delievered and paid for by landowner. we need to prepare, plant then weedblock and mulch.

    bottom trim 22 live oaks so all bottom branches are 8' above ground as needed

    with edger 2400' of curbing every week
    with edger 5000' around all flower beds
    sting trim around retention pond 260 foot 3 foot wide path can't get a mpwer in to soggy and messy
    string trim around 46 trees

    litter control three times each week not on service day.

    thin out african decorative grass area 200'x35' this i figured would be 48 man hours once each year. they want every other root base removed. i don't think it is really african decorative grass but i got some pictures and will add the link later today


    top dressing of 75 yards of red mulch each year in flower beds.

    remove cattails from retention pond 40'x90' i figure 100 man hours. knee deep water and remove each one individually by hand then haul to dump

    my initial sketch bid is $19.500.00 for the year. it is a sealed bid closing is noon on July 16th this friday.

    they want all inclusive bids only with breakdown of charges. i worked it at $40.00 a man hour

    Thats a lot of garden maint every year, not to mention the extra trips just for garbage. I'm gonna break this down so that it is a little easier to see for me. So at 19,500/year less the price of the mulch @ $20/yard is $18,000/year. Now $18,000 divide by 12 is $1,500/month. I wouldn't take less than $2000/month, bare minimum.
