how does one get commercial accounts?

It's my second year in biz mowing all residential accounts(about 35), ready to diversify with commercial accounts but don't know where to start. I have necessary equipment(52, 32, 21, BP etc), but I am without knowledge as to how to get accounts. Do you just call a potential site and speak with the manager about when they take bids or what? I'd appreciate some advice, thanks.
