How do you guys come abouts to doing lawn renovations?

I would like to start at my house.. There are a few brown spots, not much weed and the grass is still green.

I was considering aerating, applying fert and seeding..

when applying fert, I'm assuming it's starter fertlizer because of the seeds right?

I dont beliveve so you have some brown spots so i would arerate then over seed the whole yard and get on a fertaLZATION PROGAM go wiht a 6 step program and stay far away from scotts go wiht lebeon or lesco.I know if anyone on this board deals with shemin nurserys they have a real greAT program at a great price

I would find out the reason for the brown spots and then go from there. It could be a number of things and things would be treated differently.

I would suggest a soil test first , to see what might be lacking. Hard to tell what it might be that caused the brown spots, soil test might answer some questions.
