Even Paradise has it's draw backs. Some people will never be happy, no matter where they live or what they have. I suggest you stay in Flyover country and be miserable there. Paradise would only make you more unhappy.

          ps to ric

no weeds. have strict schedual of fert/weed and pest control every 60 days. as long as we get 1/2 inch on the two days before watering days do not water less than 1/2 during the two days water it heavy.

Y'all are 2 funny... Looking at your pics and being way over in SE Texas, I should probably mind my own business. But your turf looks overfertilized and lightly watered. I'm sure it gets watered often. Deep and infrequent is best. And the shade doesn't help, no matter how tolerant it's supposed to be. You can see the withering in some pics. I saw no evidence of leaf spot. I imagine the heat has taken care of it. It's trying to recover...

Did your Seville start going backwards about the 4th of July? We were very wet at that time of the month in C. FL. and several properties with Seville started going backwards from leaf spot and too much shade. We treated with fungicides, and attempted to keep them on the dry side and they stopped declining, either from our efforts or because the rain machine backed off. They are not recovering as fast as I would like, probably because of marginal sunlight.

We are removing several trees next week in the worst areas to increase the light. From you pictures, I think you are experiencing the same thing we did here, I thought was looking at some seville here. I don't think you are getting as much sun as you think you are.
The old shoe is both a reminiscence and a challenge, for if there have been previous generations enjoying these places, there should be future generations as well. We have work to do, to see that we are not the last. - Don Mitchell 11/1/5

I have a hybrid zoysia in my front and some bermuda disaster in the back. Despite earning me a livin'..grass is over rated..vegi's, herbs and flowers with a few trout ponds..now thats a yard.

The University of Delaware College of Agriculture and Natural Resources conducts research and offers academic programs related to science, technology, business and economics.

also I graberd this off another forum.."The organic solution to most all fungus diseases is ordinary corn meal applied at a rate of 20 pounds per 1,000 square feet. Give it 3 weeks to kill the fungus and your grass should start to return.

The back up to corn meal is 3 ounces of baking soda per gallon of water sprayed on the fungus"
                                hope like heck it helps
