I'm under contract to maintain a local nursing/retirement home. Fairly large. My contract covers pruning, leaf clean-up, mowing, fertilizing, and irrigation work as the CEO requested. She did not mention anything about the mulch or weeds in the beds. Seems management changed over this past year for this place and noone knows anything. It took me a couple hours to go over the irrigation there today. All they knew was that there are two controllers (and the maintenance guy didn't even have a key, good thing I did). I had to seek out the shut off valves and backflow assemblies. The wire tracer saved the day!

At any rate, now mulch in the beds is a concern. They want new mulch and to pull/spray the weeds, and the CEO mentioned annuals. The CEO was shocked to learn mulch/bed weeds/annuals are not covered in the contract, yet she signed it herself. ~65 CY of mulch is needed to top-dress, and some existing mulch will have to be removed. This is going to get expensive fast. I'm thinking it would be better to have such a quantity of mulch dropped at the site vs me bringing it in little by little. Now I know why I was awarded with the contract. :alien::alien::alien:
